The UAE Golden Visa grants renewable long-term residence — typically ten years, five in some categories — without a corporate sponsor. That last point is what makes it different in practice: your residence is not tied to an employer or a trade licence, you can sponsor family without meeting the usual income threshold, and extended time outside the country does not cause the visa to lapse the way a standard residence visa can.
The main qualifying routes
Real estate investors
Ownership of UAE property meeting a minimum value threshold, which may be satisfied by a single property or a combination. Mortgaged property can qualify subject to conditions set by the authority. Because thresholds and conditions are periodically revised, verify the current criteria against your title deed and a recent valuation rather than relying on a figure quoted in an article — including this one.
Entrepreneurs and company owners
Founders of businesses meeting defined criteria, typically evidenced through an approved incubator or auditor certification of the company's value. This route rewards a business with substance behind it rather than a licence held for the purpose.
Senior executives and skilled professionals
Employees at defined seniority and salary levels, with an attested degree and a valid employment contract. This is the most commonly used route and the most documentary — the file usually turns on attestation quality rather than eligibility itself.
Specialised talent
Scientists, doctors, engineers, inventors, cultural figures and elite athletes, generally requiring a nomination or endorsement from a recognised UAE body. The bar is high and the assessment is qualitative.
Before you pay any fee
Have your route confirmed against the current published criteria first. Applications submitted under the wrong category are the most common reason a Golden Visa file fails, and the fee is not refunded because you applied optimistically.
What holders actually get
- Renewable long-term residence without a corporate or individual sponsor
- The ability to sponsor a spouse, children and parents without the standard salary threshold
- Continued validity despite extended periods spent outside the UAE
- Sponsorship of domestic staff, subject to the usual requirements
- Residence that survives changing jobs or closing a company
What it is not
It is not citizenship, and it is not permanent. It is a renewable residence visa with better terms than the standard one. It also does not by itself resolve tax residency, which is determined by separate tests — holding a Golden Visa does not automatically make you UAE tax resident, and it does not automatically end tax residency elsewhere.
